Soil temperature runs the schedule, and it only cooperates for a few weeks.
Aeration is the one service where doing it on the wrong date is close to doing nothing. The plugs still come out, the seed still goes down, and the result is thin.
Around here the window opens when soil temperature drops back into the sixties and closes when it falls below the low fifties, which is roughly the last two weeks of August through the third week of September.
Norwood and Dedham sit on glacial till, shallow and stony, and it packs hard. Newer Westwood and Walpole subdivisions have a thin loam cap over subsoil that was driven on by heavy equipment. Both problems are compaction, and no fertilizer fixes compaction.
Spike aerators push soil sideways and make compaction worse. We pull cores about three inches deep and leave them on the surface to break down, which is the part that improves the top layer over a few seasons.
Seed sitting on thatch does not germinate. Seed dropped into an open core hole does. That is why we aerate first and seed immediately after, in the same visit.
Sun-baked Westwood front lawns want a turf type tall fescue blend. Shady Norwood lots under mature street maples want fine fescue. The standard sun and shade bag from a big box store splits the difference and does neither job well.
Pre-emergent stops your new grass just as effectively as it stops crabgrass. Fall seeded areas get pushed to a later spring application, and we track that per property so it does not get spread by accident.
October seeding can still take with a mild fall, but you are gambling on a frost date. If we are past that point we say so and book you for the following August rather than sell a job that probably will not fill in.
Aeration and overseeding books out fast because the window is short. If your lawn is thin, get on the August list in the spring.
